🌸 Spring Reminder: Fair Housing Matters More Than Ever Spring is one of the busiest times of the year in property management. More showings, more applications, more conversations, and more decisions being made quickly. It is also the time when it is most important to slow down and make sure we are doing things the right way. At Sunshine Realty Property Management, fair housing is not just something we talk about. It is something we actively follow in how we market, communicate, and approve applicants. 🏑 What Fair Housing Means in Real Life Fair housing laws are designed to make sure everyone has equal access to housing. That means decisions cannot be based on things like race, color, religion, sex, national origin, familial status, or disability. That part is straightforward. Where things can get tricky is in everyday conversations and decisions. It can look like: Wanting to “pick the best fit” based on personal feelings Trying to “help” an owner choose a certain type of tenant Making assumptions about someone’s situation Even small things, if handled incorrectly, can create risk. ⚠️ Where We See Issues Happen Most This time of year especially, we see situations like: Owners wanting to choose between multiple applicants Conversations around children, pets, or lifestyle Requests to “only show to certain types of tenants” These are the moments where it is critical that we stay consistent and follow our process. βœ”οΈ How We Protect Owners and Applicants Our job is to remove subjectivity and keep things consistent. ο»Ώ That means: Every applicant goes through the same screening process Decisions are based on objective criteria like income, rental history, and credit We do not make exceptions based on personal preference This protects: The owner from liability The applicant from discrimination Our company from risk πŸ’‘ Why This Matters Fair housing is not just about avoiding problems. It is about running a professional, ethical business. When processes are clear and consistent: Decisions are easier Communication is cleaner Everyone is treated fairly 🌷 A Quick Spring Reminder With the market picking up, things move fast. That is when mistakes are most likely to happen. If you ever have a question about a situation, it is always better to ask first. We are here to guide the process and make sure everything is handled the right way from start to finish. β˜€οΈ Sunshine Realty Property Management We take pride in doing things the right way, even when it would be easier not to. That is what protects our owners, our tenants, and our business long term.

🌑️ Beating the Heat: How to Stay Cool and Keep Your A/C Running Smoothly When summer temperatures soar in North Carolina, keeping your home cool becomes a top priority—but it’s not just about comfort. Air conditioning systems are working overtime in this heat, and a little effort on your part can go a long way toward preventing breakdowns and high utility bills. 🧊 Why A/C Struggles in a Heatwave Contrary to popular belief, air conditioners don’t “create” cold air—they pull heat and humidity from inside your home and move it outside. When temperatures hit the 90s and higher, even a well-maintained system may struggle to cool your space more than 15–20°F below the outdoor temperature. That’s why it’s common for homes to feel a little warmer on extremely hot days, even with the A/C running constantly. πŸ”₯ Avoiding Overload and Unit Freeze-Up Running the unit non-stop, especially with a dirty filter, puts your system at risk of overheating or freezing up. When airflow is restricted, your evaporator coil can freeze, causing the entire system to shut down—leaving you with a hot house and a service request. πŸ’‘ Tenant Tips for Staying Cool (and Keeping Systems Healthy) Change Your Filter! A clean filter is your A/C’s best friend. Clogged filters reduce airflow and can lead to system failure. Swap them monthly during summer months. Set Smart Temperatures: Aim for 75–78°F when home, and raise the thermostat a few degrees when you’re out. Use Fans to Your Advantage: Ceiling or box fans help circulate cool air, making rooms feel more comfortable without turning the temp down. Block Out the Sun: Use curtains or blinds to reduce direct heat from windows—especially during mid-day hours. Cook Cool: Use your microwave or grill outdoors to avoid heating your kitchen. Ovens add unnecessary heat. Keep Doors Closed: Seal off cooler areas from warmer ones to maintain better temperature control. Report Issues Early: If your A/C isn’t cooling properly or you hear unusual noises, submit a request immediately—before a small issue becomes a major repair. ο»Ώ πŸ’¬ Final Thoughts Whether you live in a house or an apartment, your efforts matter. A little preparation and awareness can help your cooling system perform better and last longer—not to mention make your summer far more comfortable. Questions or concerns? We're always just a call or message away.
