Can I do my own maintenance? 

Yes! We have vendors who can do maintenance at an affordable rate, but we have lots of owners who prefer to do their own.

What if I don’t want to do my own maintenance?

We have trusted vendors for things like HVAC and appliance repairs. Their prices are affordable and we have a great relationship with them.

How do payments to vendors work?

Payments to vendors come right out of the owner check every month. We can even get your utilities set up through Sunshine so when a unit goes vacant we can get it ready for you.

How do owners get paid?

We pay out owner checks around the end of each month via direct deposit.  Statements also go out at the end of each month.

Can I be notified of maintenance before it gets done?

Yes. We can call you before sending any vendors out, or if you have a vendor you would like us to call we can.

What if I don’t want to be bothered with minor maintenance?

Most of our owners are like this. They want a trusted, professional company to handle their rentals so they don’t have to. We can handle everything from screening to court papers. If there are issues that arise such as larger maintenance problems, we will definitely call and make sure you want us to proceed.

What other kinds of communication can I expect from Sunshine?

We work hard to keep owners in the loop. We will touch base about things like feedback from showings, ideas about vacancies, status of applications, maintenance, and any other issues that arise in which we feel owner input would be valuable.

What is your screening process like?

We run credit, criminal, and eviction reports. We also get rental references and verify income. We may call you for your input.

What about security deposits? Pets?

We typically charge a month’s rent for a deposit. If pets are allowed, we collect a non-refundable pet fee of $300.00.

What is Section 8 and do you accept it?

Section 8, or Graham Housing, is a program where the government pays part or all of a tenant’s rent based on family size and income. It is your choice on whether or not you want to accept participants in this program.
